First, look at the outside of your house, or your curb appeal. Inspect the exterior of your home from a quick glance from the street. What do you notice first? What great features seem waiting to be noticed?
Knowing this assists us in deciding what plan of action we can use to invite buyers from the street and into your home. If your home's exterior isn't up to par with retouched paint and colorful greenery we'll need to address those as well. Follow the Curb Appeal Checklist and raise your house's final selling price.

Make yourself at home...
Could a buyer envision themselves watching a movie in your living room, reading a good book in your reading nook or getting work done in your home office? I want your home to pleasantly accept buyers and offer them a sense of contentment. I'll help you achieve this by recommending changes that enhance the features of your property.
I'll suggest that you put out of sight items that give the impression of clutter. Counter tops should be clutter-free. Brick-a-brack, souvenirs, family photos, and play time artwork should get stored away too. I can help you simplify the decor of house. Ugly or cluttered spaces make your home look unkempt and buyers have a harder time picturing themselves living there.
I'll review every room of your home. I'll note the pieces of furniture that should be rearranged, rooms that need new paint, carpet needing to get changed, fixtures that could use brightening, and any other improvement that can inexpensively be made to positively impact the sale.
Working together, we'll make sure your home has mass appeal and that it's comfortable, staying away from "loud" or "personalized" colors on the walls and furniture. And if none of your belongings are there, you can consider borrowing furnishings. You want your home to look inviting as opposed to uninhabited.

Setting the Stage
During your Open House, we want to engage the buyer's senses.
Dark rooms can be a real mood killer, so we'll do things like part the curtains and reduce shadows where needed to welcome the buyer. Together we'll enhance the ambiance with enjoyable music to listen to while guests experience your home and make sure a nice fragrance flows throughout your home. We'll add cozy-looking throws, and place pillows on your couch and bed. We want buyers to feel like your house has the potential to be.
